Rokeby entered into a agreement with Wm Morrison and Network Rail to promote the regeneration of the former goods yard into a retail led, mixed use development adjacent to the listed station.
The objective was to secure a development which was sympathetic to the adjacent listed railway station; could incorporate listed engine sheds and introduce a viable mixture of uses which would enhance the asset value for Network Rail and provide synergy with the station.
Rokeby was appointed Development Manager by Network Rail to complete an agreed scheme, comprising:
- 20,000 sq ft DIY retail unit for Homebase
- 7,000 sq ft retail unit for Pets at Home
- 7,500 sq ft speculative retail units
- 10,000 sq ft industrial units
- 3,300 sq ft restored engine shed for Majestic Wine
- New station car park and disabled access to station
- Preservation of listed water tower
Planning consent was granted in February 2013 and work commenced on site in August 2013. Completion satisfactorily took place in the Summer 2014.
