Current Projects
Rokeby has been appointed by Royal London Asset Management to manage the development of 78 West Street, Brighton, a new 125 bed Premier Inn hotel and a 3,820 sqft restaurant. Work commenced on site in March 2020 and completion is anticipated in early 2021.
In joint venture with Merchant Place Developments, Rokeby has purchased the 4.13 acre Bakers Quay site within Gloucester Docks, to implement a £60.0 mil. regeneration of this important city centre site.
Merchant Park is a 65 acre development at Aycliffe Business Park on J59 of the A1(M). Home to one of the largest inward investment manufacturing developments in recent years.

Development Appraisal
Carrying out viability appraisals for different development options and highlighting associated risks with the different options.
Masterplanning & Planning
Advising on masterplanning options which are realistic and capable of implementation. Direction on subsequent planning applications and supporting information. Negotiation of S106 planning agreements and contributions to local authorities including affordable housing provisions.
Construction
Negotiating building contracts, seeking to minimise client risks; appointments and warranties; other requisite consents and preparing realistic programmes.
Site Investigation and Development Constraints
Every site has visible and hidden limitations which can become a significant cost to rectify, particularly if something goes wrong. With over 35 years individual experience, Rokeby and it’s team have encountered most challenges including mine workings, soft ground, hidden services’, underground fires, contamination, asbestos, burial sites, archaeology, railway lines, rights of light, river and quay walls.

Listed and Heritage Properties
The majority of Rokeby’s work involves some form of listed or heritage property. Rokeby can advise on the challenges of working with listed properties, how best to work with the properties as an asset rather than a hindrance and working techniques to preserve or regenerate them.
