Developer Rokeby Merchant has released its first images of the new residential block it is proposing to construct in the next phase of its Bakers Quay site in Gloucester. 

The proposed building would go on the site of the recently demolished concrete silo within the Downings element of Bakers Quay.

Director Adrian Goodall advised, “Downings benefits from an existing consent to construct 42 apartments and 18,000 ft.2 of A3 restaurant accommodation. 

“Market conditions have changed and we are responding by introducing more residential accommodation and reducing the restaurant content. We are committed both to preserving as much of the heritage at Bakers Quay as possible and ensuring any new build is of high-quality design. We believe we achieved that in the first phase at Bakers Quay and are determined that the new- build at Downings has a ‘wow factor’.” 

The new block will provide an additional 30 new apartments and give prospective customers options to choose between contemporary and heritage themed accommodation. 

Adrian Goodall added that the design had been influenced by the Coronavirus crisis and the changes it is likely to lead to in the way we live, promising the development would offer “affordable luxury”. Bright colours, together with lots of natural light and plenty of ventilation will be built into the designs and finishes. 

Other features will include: 

  • Work zones with dedicated power and broadband in each flat
  • Secure underground car parking
  • Electric vehicle charging

Rokeby Merchant are intending to submit a planning application for the new block in late summer and hoping to start on site early in 2021. 

Phase One of Bakers Quay, including a 104 bed Premier Inn hotel, drive thru Costa Coffee outlet, Beefeater restaurant and 47 apartments in the new Provender building was completed in Summer 2018. Spago creperie and F45 Gym occupied the two commercial units in Provender earlier in 2020.
